Calendar of Deeds 1618 – 1879 of the Henham Estate

These typed descriptions were found amongst Miss Joyce Winmill’s collection. They form part of the record T/B 285/1 at Essex County Council archives which is a Calendar of Deeds 1618 – 1879 of The Henham Estate (Radcliffe, Wright, Feake and Baxendale families) . Neither source, verification nor correction has yet been made to the contents recorded below. Deeds and cognate documents of the manor of Henham Hall and the Rectory and impropriate parsonage of Henham, with the glebe lands and tithes (and after the quit-rent charge in lieu thereof) and the advowson of the Victorian church, sometimes called the manor of the Rectory of Henham als. Pledgdon Cannons, 1647 – 1852. These manorial estates (over 2,000 acres) comprised properties (e.g. Henham Hall, Lodge, and Parsonage farms) which were later conveyed separately, and many other substantial estates both in Essex and other counties are involved as the ownership of The Henham Estate changed hands. During this period the Henham Estate was in the Radcliffe and Wright families, where-after it was conveyed to Sir John Blount and, following the collapse of the South Sea Company, to Samuel Feake with whose descendants it remained for over a century until its purchase in the 1850s by Joseph Baxendale who added to it other properties in Henham, the deeds and cognate documents of which constitute the remainder of the collection

Manor of Dagenhams and appurtenances ( 200 acres), in tenure of 1 and Richard Turner, manor and capital messuage called Cockerells and appurtenances (160 acres), in tenure of John Greene, farm and cottages called Priestlands Aylmers in tenure of Gideon Dennis, John Stronge and Henry Shonke, in Noak Hill (in Romford), Havering, Harold Wood, (in Romford) and Hornchurch; Mailands Farm, in tenure of Isaac Adnett, sometimes parcel of Empsalls, in tenure of Robert Bush, and wood (80 acres), in tenure of 1, in Hornchurch; Henham Lodge, and all messuages, farms, houses, parsonages, rectories, and advowsons, in tenure of Simon Archer, John Guiver, John Cornell, Nathaniel Wooley, Richard Staines, and Alice Perrin widow, in Henham, Pledgdon (in Henham), Debden, and Chickney Recites that a marriage is intended between Henry Wright and Anne Crew and that Henry, in consideration thereof and of £ 4,000 paid to him by John Crew conveys property to Edward, Lord Montague etc at 3 above on trust to his own use until the marriage and then for life, after his decease to use of Anne in satisfaction of dower, and after decease of both of them to Edward, Lord Montague etc at 3 above for a term of 500 years on trust that, if there should be no surviving male issue of the marriage but there be female issue, if one daughter she is to have £ 4,000, if two £ 3,000 each, and if more equal shares of £ 7,000, upon her or their attaining age of 18 years or marrying whichever shall happen first ( these sums to apply even if not all daughters survive), which sums are to be raised from the profits or leases of the trust estates; once sum or sums raised, or upon determination of the term if such female issue does not survive , this or these to go to beneficiary of the reversion, and upon determination of said term to use of any heirs male and, in default of such, to uses directed by Henry, and for lack of such appointment to use of Henry, his heirs and assigns for ever.

4. 1690/1 17th Jan. Deed to lead and declare the uses of a Fine Edmund Pye of St. Andrews, Holborn (co. Middx) and wife Anne, John Conyers of Walthamstow, Esq.., and John Bagshaw of Culworth (co. Northants), Esq.., with Dame Anne Wright of Dagenham (Anne Crew of 3. above) In consideration of a Conveyance (Lease and Release), 16, 17 Jan 1690/1, of certain estates in Souldrop (co. Beds), from Dame Ann and her trustees to Pye, which are of equal value to following property of which it is covenanted to levy a Fine Perryfields (25 acres), Davvyes Part (6 acres), and Woods Mead (7 acres), in tenure of John Guiver at yearly rent of £ 22.10s., in Henham to use of Dame Ann Reedings Springs (10 acres), in tenure of Henry Squire at yearly rent of £ 6 in Henham

The Manor of Henham Hall in the County of Essex. The 30th September Anno Dom 1696 Memorandum that on this day and yeare above written John Smith of Steeple Bumpstead in the County aforesaid (son and heir of John Smith late of Henham aforesaid) Did surrender into the hands of the Lord of the said Manor according to the customs thereof by the Rolls by the hands of John Bacon and George Moncke.. two other Customary Tenants of the same manor witnessing the same All those his two (?) or parcels of arable land with their (?) appurtenances lying and being in a field belonging to Henham aforesaid called Copperton Field alias Hide containing together by estimation two acres Now in the occupation of James Collin …. his assignee or assignes One (?) or parcel whereof lyes next the lands of William Sullen towards the north and abutts upon Mr. Crabbs heading (?) towards the east. And upon the lands of William Davy towards the west. – the property at 13 above was conveyed to Feake and is subject to mortgages of £ 5,000 and £ 7,000. The manors of Henham Hall and of the Rectory of Henham, rent charge in lieu of great tithes of the parish of Henham are limited to Feake for life; Henham Parsonage and Henham Lodge Farms are limited to benefit of Feake’s wife Anne, then to Feake for life but are subject to a mortgage of £ 8,000.
